Project Overview:
This project involved the restoration of a landmark residential building in Manhattan as part of Local Law 11 / FISP (9th Cycle) compliance requirements. Working alongside RAND Engineering & Architecture, the scope focused on addressing facade deterioration, improving waterproofing, and ensuring long-term structural stability.
The work required careful execution to preserve the building’s historic architectural features while meeting current NYC safety standards.
Scope Of Work:
Comprehensive facade restoration including brick replacement, repointing, parapet reconstruction, and repair of terra cotta and limestone elements. Work also included lintel replacement, sealant upgrades, waterproofing improvements, and full access via suspended scaffolding systems

Navigating Landmark Permit Requirements
As a landmark building in New York City, this project required strict compliance with New York City Landmarks Preservation Commission and Local Law 11 regulations. Our team coordinated closely with the project engineer to ensure all work met approval standards and was executed without delays.
Preserving Historic Character
Special care was taken to preserve the building’s original architectural features, including decorative terra cotta and masonry details. All restoration work was carried out to match existing materials and maintain the building’s historic appearance.
Terra Cotta Repairs
Decorative terra cotta elements were repaired to address cracking, joint deterioration, and separation from adjacent masonry. Work included cleaning and preparation of existing surfaces, installation of new mortar and sealant at joints, and stabilization of units to restore proper alignment and structural integrity. All repairs were carried out to preserve the original detailing while improving resistance to water infiltration and long-term durability.
Facade & Parapet Restoration
The project included full facade repairs and reconstruction of deteriorated parapet sections, along with waterproofing upgrades and structural reinforcement. All work was performed to improve long-term performance while maintaining compliance with NYC facade safety requirements.
Brick Repair / Masonry Work
Brick masonry repairs were carried out to address deteriorated mortar joints and localized damage within the facade. Work included removal of defective mortar, installation of new mortar joints to match existing profiles, and selective brick replacement where required. Repairs were performed to restore structural integrity, improve water resistance, and ensure proper bonding with surrounding masonry while maintaining the existing appearance.
Project Conclusion
This project was successfully completed in accordance with Local Law 11 / FISP (9th Cycle) requirements, addressing all identified facade deficiencies and restoring the building to a compliant and safe condition. The scope of work improved structural integrity, resolved water infiltration concerns, and preserved the building’s historic architectural elements.
